The choice to preserve land not only provides a legacy for future generations but may provide tax and other financial
benefits. There are many ways to protect your land so it is important to consult your lawyer and financial advisor
as well as South County Conservancy. Land protection generally falls into the following three categories:
Donation: The donor may enjoy substantial tax benefits. Owners of highly appreciated land can establish a
life income for themselves, a large inheritance for their heirs while forever preserving their land.
Sale: Owners of land with important conservation values who need immediate income can offer it for sale to
the Conservancy which will then work with public and private funding agencies to raise money for the purchase.
Conservation Easement: This method legally and permanently limits the use of the land so as to
protect conservation value. The Conservancy raises the funds to purchase the easement from the landowner.
An easement often makes the landowner eligible for property tax relief.
In any of the above scenarios a section of land might be reserved for continued use by the family and the remainder
then conserved.
